This agreement applies to all guests occupying the unit. Names of guests must match valid identification (driver’s license, passport, etc.) By booking this property, you (and registered guests) agree to the terms listed below in order for us to issue your arrival information, guest pass for entrance to the community and electronic door code. This Rental Agreement supports the legally binding arrangement made and entered into as of the Check-in Date by and between the guests and the property owner, pursuant to which the guest has agreed to rent the residence described below, for the duration of the Rental Term for the Rental Costs and other good and valuable consideration as described herein. RESERVATIONS AND DEPOSITS: All reservations booked, direct, are subject to the full payment and cancellation schedules. Bookings made on other platforms are subject to their listed cancellation policies and fees. CANCELLATION POLICIES - PLEASE READ CAREFULLY: All cancellations must be received in writing and are subject to the following penalty percentages of the total rental fee when booked direct: One hundred percent (100%) if cancellation is made within 14 days of arrival. Twenty percent (20%) if canceled 15-60 days prior to arrival. Full refund if canceled more than 60 days prior to arrival. We regret that we are unable to waive any of the cancellation charges above, regardless of the circumstances. Please consider trip insurance against unforeseen cancellations of your Florida vacation. RESERVATION PRICES DO NOT INCLUDE: Expenses and items not mentioned, including, but not limited to: transportation, tips for personal services, meals, insurance, telephone calls and other items of a personal nature. The property is furnished and includes a fully equipped kitchen, linens, towels, washer and dryer. This unit is offered on a self-catered basis. The property owner provides a starter set of toiletry items including a bar of soap, a roll of toilet paper, miniature dishwashing liquid and a 13 gallon trash bag as complimentary starters for each booking party. Once these items are used, it is the guests’ responsibility to replenish them. MAXIMUM OCCUPANCY & AGE RESTRICTIONS: The maximum occupancy for this property is six (6). Additional occupants will not be approved as this number is set by Florida law. A complete guest list is required for each reservation. The Renter making the reservation must be 25 years of age or older and must occupy the Property the entire term of the reservation. Renter agrees to provide a valid government issued ID upon request within 72 hours of making a reservation. The Renter reservation must be in the same name as the name on the credit or debit card used for payment. Any breach of the above policies will result in termination of this agreement, including possible eviction of the Property and possible forfeiture of any monies paid. There are no refunds for late arrivals and/or early departures. IMPORTANT INFORMATION: The following are deemed understood by the guest: Daily housekeeping is not included in a standard reservation. A cleaning fee of $120 will be assessed on all reservations. All minors are to be monitored by a responsible adult at all times, and especially near the pool. Check in is at 4:00 PM and check out is at 10:00 AM, unless otherwise noted. There is a three (3) vehicle maximum allowed per rental. One vehicle may be parked in the driveway and must not block the sidewalk. Any additional vehicles may be parked in parking spots located in front of the Windsor Hills Clubhouse. Parking passes must be visible in the windshield at all times. Failure to follow parking rules may result in Renter’s vehicle being towed at Renter’s expense. All vehicles are required to stop at the front gate and check in with security. Drivers without a valid driver’s license and drivers not identified by the Renter will not be allowed access to the property. Guests will be required to provide security proof of occupancy provided by the property manager via a guest pass and valid identification in order to be given access to the community. There are exterior cameras on the property, including a doorbell camera. These cameras are for your safety. Any attempt at disabling, redirecting or obscuring the cameras is prohibited and will result in full forfeiture of the security deposit and may, at the owner’s discretion, result in the guest being evicted without refund of outstanding nights’ rent. RESPONSIBILITY: Renter hereby assumes all risk of damage to any and all personal property of Property Owner and Renter, including household furniture and goods during such use and occupancy. Renter hereby assumes any and all risks associated with the foregoing and agrees to hold Property Owner harmless from and indemnify Property Owner against the same. USE: The Property is provided in “as is” condition. Property Owner and Property Management shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access and satellite or cable TV access. as applicable. Property Owner and Property Management shall not be held responsible for such items failure to work, but will make every effort to correct any issues, reported, as quickly as possible. There shall be no alterations to the Property and no fixtures, appliances or air conditioners shall be installed without written consent of the Property Owner. It is agreed that the Premises shall be used only for residential, vacationing purposes, and for no other purpose whatsoever. Renter in his possession, use and occupancy of the Premises agrees to observe and comply with all restrictions, laws and ordinances affecting the Premises or occupancy thereof. Renter further agrees that no use shall be made of the Premises, or acts done which will increase the existing rate of insurance upon the Premises, or will cause a cancellation of any insurance policy covering the Premises. Smoking/vaping is not permitted in the residence or on the back lanai pool area. A $500.00 minimum fee may be charged for ionization, if smoking/vaping inside the property is detected. However, smoking/vaping may only be done on the sidewalk. No pets of any kind are permitted in the residence. Any guest who is found to have a pet in the rental property will be required to vacate the property and will not be refunded any nights unused. The guest will also be assessed an additional cleaning fee of up to $500.00 for a deep clean of the property and upholstery after departure. Trash is picked up daily from the Bench-Mate trash receptacle on the front porch. Any trash placed into the receptacle must be inside a 13 gallon trash bag. Items that are too large for disposal on the Property shall be placed in the Resort’s compactors. Use of bath towels in pool areas are prohibited. Pool towels are provided for use, only, at the pool. EXCESSIVE NOISE: Quiet hours are from 10:00 p.m. until 7:00 a.m. Renter agrees not to undertake any activities that interfere with their neighbors' right to quiet enjoyment of their Property. Renter agrees to fully comply with local noise regulations and to use common sense in keeping noise volume low after dark. Any enforcement actions by local law enforcement and/or homeowners association are at the Renter’s sole risk and expense and may result in additional charges or immediate eviction without refund of any deposits or monies paid. ACCESS: Guests shall allow Property Owner and/or Property Management access to the property for purposes of repair and inspection. Property Owner and Property Management shall exercise this right of access in a reasonable manner. POOL DISCLAIME...

In light of full transparency, FOR GUESTS INTERESTED IN STAYING IN SEPTEMBER AND/OR OCTOBER 2024, we'd like to inform you of an upcoming maintenance project that will likely impact the availability of the Windsor Hills community pool. In September 2024, the community pool will be closing temporarily for resurfacing. We understand that this may cause inconvenience, but please know that this maintenance is necessary to ensure the safety and functionality of the Windsor Hills community amenities. While the splash pool at The Sunny Star Wars home, the community waterslides and splash pad will remain open and available for use, we recognize the importance of the community pool as a gathering place and wanted to make all guests of the Sunny Star Wars home aware of this update as SOON as possible.
